A 4-Point Inspection is often required by insurance carriers, particularly for older homes, before issuing or renewing coverage. This inspection focuses on four key systems: roofing, electrical, plumbing and HVAC, providing the documentation needed for underwriting review.
The inspection consists of a visual, non-invasive assessment of readily accessible areas and is limited to the condition of the following systems:
- Roofing system – Materials, estimated age & overall condition
- Electrical system – Panels, visible wiring & safety components
- Plumbing system – Supply/drain lines, materials & signs of leaks
- HVAC system – Equipment type, general operation & condition
The purpose of this inspection is to document the observable condition and apparent age of these systems at the time of inspection. It is not a comprehensive home inspection and does not evaluate all components of the property.
Findings are documented on the standard inspection form required by insurance carriers and may include supporting photographs for underwriting review.
